Trends Starting to Favoring Sellers in Land Sales

I have been doing some research on land sales over the last four years for land in
specific areas. Here are some sales data that may surprise you concerning the
market. The data used was the offered price and selling price of a sampling of land
throughout the Highlands and Cashiers area. The data gives a, not so surprising,
view of the bargaining power of the seller in the current land market.
In Highlands area
As you can see the average difference between Asking and selling Price at 8.3%
the trend favors the Sellers. The Cashiers area market seems to be even better for
Sellers. I have not done a by-year analysis yet but you can see the average is at
7.7%. I will be doing some more research to isolate 2005 and 2006 data.
For those buyers looking to go into the more "professionally developed" areas within the
Cashiers market I looked at the selected developemnts. You can see they are doing very
well Seller-wise only giving up 4.1% of their asking price
